Roof Replacement

Quality Roof Replacement Built for Colorado

Full Roof Replacement Done Right the First Time

A new roof is one of the largest investments you’ll put into your home, and along the Front Range, the stakes are even higher. Your roof faces a punishing combination of conditions year after year: hailstorms that roll in regularly through spring and summer, intense high-altitude sunlight that wears materials down faster than at lower elevations, dramatic temperature shifts between day and night, and downslope winds that test every nail and seam. When the time comes to start fresh, the contractor you pick matters every bit as much as the shingles you choose.

Our team has been replacing roofs across Broomfield and Westminster for 7 years, drawing on more than 15 years of combined roofing experience to deliver work that holds up. As Owens Corning Preferred contractors, we’ve earned access to enhanced warranty programs and meet the manufacturer’s standards for installation quality. From homes near Flatiron Crossing to properties tucked into Anthem Ranch, Broadlands, Legacy Ridge, and The Ranch, we’ve put new roofs over families across the area.

Rebecca and Jeff Stakes are personally involved in every replacement we take on. We don’t hand jobs off to subcontractors we’ve never worked with, and we don’t disappear once the check clears. Our office sits just minutes from the Westminster border, so when you have a question two years from now, you’ll still find us right where we’ve always been.

Signs It's Time for a New Roof

Knowing when to replace versus repair comes down to a few practical factors: how old your roof is, how widespread the damage is, and how the math compares between fixing and starting over. In Colorado, asphalt shingle roofs typically reach the end of their useful life somewhere between 20 and 25 years, sometimes sooner depending on weather exposure and how well they were installed.

Some clear indicators that replacement makes more sense than another patch job include shingles that are curling at the edges, splitting, or shedding granules across large portions of the surface, multiple leaks popping up in different areas of the home, visible daylight peeking through the attic decking, rising energy bills that suggest insulation or ventilation problems, and storm damage extensive enough that your insurance carrier deems the roof a total loss.

Hail is the biggest driver of roof replacements we handle. After major storms hit areas like the Highway 36 corridor or neighborhoods near Paul Derda Recreation Center, insurance adjusters fan out and inspect roofs by the thousand. If yours qualifies, you may end up with a brand new roof for the cost of your deductible. We’re experienced at guiding homeowners through that whole process, from first inspection to final installation.

That said, age isn’t the only thing that matters. We’ve inspected 18-year-old roofs near Legacy High School that were already failing because of poor original ventilation, and we’ve also seen roofs pushing 30 years that were still doing their job thanks to solid materials and a careful initial install. Quality of installation and proper airflow often matter more than the year your shingles went on.

What Replacement Looks Like With Us

Every project begins with a detailed assessment. We get on the roof, evaluate the decking, examine ventilation, take precise measurements, and note any underlying structural issues. Then we walk you through your material choices with samples in hand, and put together a written estimate that lays out everything: materials, labor, debris removal, and a realistic timeline.

Most residential replacements wrap up in 1 to 3 days. A straightforward single-story might be finished by sunset on day one, while two-story homes with intricate rooflines, multiple valleys, or steeper pitches typically need 2 or 3 days. Spring through fall is the sweet spot for scheduling, though we can work through winter when temperatures cooperate and adhesives can bond properly.

Material Options We Offer

About 85% of our residential work uses asphalt shingles, but we also install metal roofing for homeowners who want maximum longevity. Owens Corning Duration architectural shingles are our most common pick, and for good reason. They’re thicker and tougher than three-tab options, hold up well to hail, and come with TruDefinition color blends that look sharp from the curb. With our Preferred status, we can extend warranties on Duration shingles that other contractors simply can’t match. Properly installed, they should give you 25 to 30 years of service.

Metal roofing is a bigger up-front commitment, often two to three times the cost of premium shingles, but it can last 40 to 50 years or more. Standing seam metal stands up to hail impacts that would dent or crack asphalt, and it sheds snow more efficiently in heavy winters.

Financing That Works for You

Paying cash isn’t always practical or even preferred, especially when you’d rather keep savings intact for other priorities. We partner with reputable financing companies that offer programs for qualifying homeowners, including promotional zero-interest periods of 12 to 18 months as well as fixed-rate loans spread over 3 to 10 years. As an example, a $12,000 roof financed at around 8% over 5 years runs roughly $240 a month, letting you spread the cost rather than write a single large check.

Warranty Coverage

Your replacement comes with two layers of protection: manufacturer warranties on the materials and our workmanship warranty on the installation. Owens Corning Duration shingles carry a limited lifetime warranty for the original homeowner, with full non-prorated coverage during the first 10 years and prorated coverage afterward. Wind protection covers gusts up to 130 mph when installation follows manufacturer specifications. Because of our Preferred status, we can offer enhanced warranty options that go further than what standard contractors are allowed to provide.

Why ATS Exteriors

Plenty of contractors can rip off old shingles and nail down new ones. The difference comes in the details: how the deck is prepped, whether ventilation gets corrected, how flashings are tied in, and whether anyone’s going to answer the phone in five years. Our Preferred contractor status reflects a track record of doing those details well, including consistent customer satisfaction and demonstrated workmanship.

You’ll deal directly with Rebecca and Jeff throughout your project. There’s no handoff to a sales rep who vanishes once the contract is signed, and no surprise crew showing up that nobody can vouch for.

Roof Replacement (FAQs)

How long will the project actually take?

Anywhere from 1 to 3 days for most homes, though weather can extend that. Rain, snow, or wet surfaces force us to pause. Spring and fall give us the most predictable conditions. If the work spans multiple days, we tarp and secure any exposed areas before leaving each evening so your home stays protected.

Yes, we work alongside your insurance carrier from the initial inspection through final approval. We’ll meet your adjuster on site, document damage thoroughly, and help make sure nothing legitimate gets overlooked in the settlement.

It often makes sense, especially if your gutters are older or already showing wear. Coordinating both projects saves on labor, ensures everything ties together properly, and avoids damage to fresh gutters during a separate roof job later.

Sometimes, yes. Rotted decking, old water damage, or improperly installed flashing occasionally turn up after tear-off. We document anything we find, share photos with you, and discuss any added costs before moving forward. Surprises during the job are normal in this work, but surprise charges shouldn’t be.

We make every effort to match colors and styles where matching is required, and we’ll discuss any limitations up front, especially on older roofs where the original product may no longer be available.

Not necessarily. As long as we have access to the roof and a clear way to communicate, the project can move forward without you on site. Many homeowners go to work as usual and come home to find the job nearly done.
