If it is a 15 year old roof, that has been repaired multiple times, and has major wind or hail damage, replacement may be necessary. To know whether repair or replacement is necessary depends on factors like roof age, causation of leak, roofing material, how many layers are on your roof, amongst other factors.
Absolutely! With the amount of violent storms that we get annually in Denver, we feel it is our responsibility to help provide free storm damage roofing inspections, to help homeowners with an honest assessment of the condition of their roof. On the contrary, during our free inspection, we will carefully assess your roof for any signs of missing or curling shingles, hail damage, leak spots, or other visible signs of damage to your roof. The “cost” of a new roof depends on several variables, including: the roofing material you are installing (asphalt, metal, slate, tile, or cedar shake), the size of your roof, whether you are adding a layer overtop or tearing off and replacing, as well as the quality of the material you are considering. For instance, a 3-tab asphalt shingle roof replacement on a 1,500 square foot home, will cost less than installing dimensional shingles.
